Housing, Yesteday and Today
If you have driven through Rogers, AR recently, the rapid growth and change is nearly everywhere. While housing is an important need, a current needs assessment of not just the needs but the attainability of housing. The rents have tripled in three years with only a marginal cost of living increase (Social Security reported a 8% COL for 2023, yet the monthly SSI, is still below the average rent and wouldn’t qualify you for housing in Rogers today, as the “out-of-town” builders, have brought the “big city” rules:
- Income that is 3 times the rent
- Non-refundable administrative fees from $200-300
- Deposits to hold units $300
- Application Fees $30-75
- Background/Credit Check for every person over 18 in the home.
Rent Today
Three years ago, a 3-bedroom, 2-bath house rented for $1100 in Rogers.
Today a 2-bedroom, 2-bath apartment rents for $1350.00.
Qualify for Housing
With $1,410/month rent, to qualify, you will have to make $4,050/month. That means a full-time job that pays $25.00/hr. Or possibly two employed individuals, who could split the rent.
Doing our Part for Rogers
We have negotiated with local landowners to develop a mixed-use open space Square on S.1st Street and are working on converting a vacant lot to a 2 family townhome with all the charm of Rogers and the technology and eco-consciousness for tomorrow. The homes will be made available to Rogers’ residents for purchase based on non-inflated land value.
Education: Tech Training and Degrees for Rogers
Ranking 46th in the nation in Technology is the key to why many former Rogers residents, moved. With the minimum wage $11.00/hr and the average non-degreed job paying $15.00/hr, they could not afford to remain in Rogers. The surge in homelessness is not solely transient travellers.
For Rogers’ children to benefit from Rogers’ growth, they need education and skills in the jobs required to earn the money necessary to remain or return to Rogers, Technology.
